James E. Perero’s practice focuses on the needs of property owners, community associations, and businesses. Mr. Perero represents his clients through all phases of litigation, including trial and appeal. Mr. Perero’s work with community associations aims to improve and strengthen the quality of life for community association members through development and enforcement of effective governing documents.
Mr. Perero has broad experience litigating a wide range of matters, such as breach of contract (including CC&Rs), nuisance, negligence, wrongful termination, wage and hour class action, sexual harassment, racial discrimination, partition, personal injury, insurance coverage, unlawful detainer (eviction), fraud, and breach of fiduciary duty.
In July 2021, Mr. Perero successfully defended at trial a claim for wrongful view obstruction based on an alleged violation of CC&Rs. In 2019, he persuaded the Ninth Circuit Court of Appeal to reverse a $1 million summary judgment ruling.
He is member of the State Bar of California, and is admitted to practice in the Central District and Eastern District of California.
In law school, Mr. Perero’s oral advocacy skills contributed to his team’s first-place finish at the Stetson International Environmental Moot Court Competition in Gulfport, Florida. He spent his third year in and around the courts of the Central District, both as extern for federal magistrate judge Margaret M. Nagle, and as an extern with the U.S. Attorney’s Office–Criminal Division. Mr. Perero received his law degree from Southwestern Law School, and his undergraduate degree from Pomona College.
Mr. Perero enjoys camping, listening to jazz, and rooting for the Oakland Athletics. He lives in Ventura with his wife and children.
Mr. Perero is active in CAI and serves as one of its two delegates to the statewide California Legislative Action Committee. He is a frequent speaker for CAI events on the Central Coast, from Thousand Oaks to Pismo Beach. Mr. Perero is a past Board Chair of the Ventura Chamber of Commerce and past Board President of Project Understanding.
Mr. Perero was selected to “Rising Stars” in the 2018 and the 2017 Super Lawyers list, as a Top-Rated General Litigation Attorney. The Channel Islands Chapter of the Community Associations Institute (“CAI”) has honored him with the Diane Doria Volunteer of the Year Award (2019), a Speaker(s) of the Year Award (2019) (shared with co-presenters), and the William S. Dunlevy, Esq. Award for journalism (2015). Mr. Perero is a past recipient of Project Understanding’s “Board Member of the Year” award, a has been recognized by the Pacific Coast Business Times on its list of “Who’s Who in Professional Services.”
